In addition to leads generated by IPM's website, the company markets your property on Craigslist, AHRN.com, and the Honolulu Board of Realtors' MLS system. IPM's Craigslist ads are highly enhanced to feature up to eight photos, detailed property descriptions, Google maps, and links to contact IPM for a showing or to apply for a rental property via the website. When a prospective tenant is interested in your property, IPM conducts a thorough screening process prior to approval. This process includes credit and criminal background checks, income and ID verification, and previous landlord references where applicable. Once approved, IPM negotiates and drafts a rental agreement that is in line with your desired terms and your best interests, as well as being in compliance with all applicable laws and regulations.
Once IPM places a tenant in your property, the IPM maintenance manager performs periodic inspections to verify the tenant is keeping the property in satisfactory condition and also look for any preventive maintenance items that may need attention. If a problem is identified, IPM promply handles the issue, and can email photos or links to video clips to facilitate a timely review of the issue with you if necessary. Preventive maintenance can avoid costly future repairs. It also keeps good tenants from becoming frustrated with the condition of the property and leaving. Finding a new qualified tenant is always more expensive than keeping a good one that you already have.
Online accounting technology enables IPM to maintain comprehensive records of all financial activity relating to your property and make it readily accessible to you. All of your documents, financial reports and copies of invoices are available to you online 24/7 via your own secure Web portal. With just a few clicks, you can export all financial data to your accountant, making tax time a breeze.
IPM's management fees are 10% of rent collected for all residential properties. There is no leasing fee for finding new tenants, as long as the lease term is 1 year or greater. If you prefer a lease term of less than 1 year, our leasing fee is a one time charge of 10%. We do not handle any short term or vacation rentals.
